Head Design & Architecture for a leading Real Estate company of Mumbai 

The Head of Design & Architecture will be responsible for the design and implementation of the company’s real estate projects across Mumbai and the country.

He will be responsible for finalizing and approving the designs and drawings for all construction projects of the company. The incumbent needs to ensure timely completion of the designing module of all the projects by managing and directing entire design and services team to process work plan in the scheduled time. He/She supports the Managing Director in project conceptualization and translates the requirements to the design and services team for implementation.

ASSOCIATED TASKS

1. Responsible for conceptual design

◘          Attend meetings with the Management (as and when required) for freezing the conceptual design

◘          Review the conceptual design and suggest necessary inputs

◘          Ensure preparation of design brief for the project

◘          Lead the process of evaluation and appointment of consultants(municipal and design)

◘          Develop innovative concepts for enhancement of project architectural value

2. Responsible for project management

◘          Allocate the work to the design and services team (Architecture/Electrical/Services/Structure)

◘          Review the progress of the design and services team and take necessary actions

◘          Integrate and co-ordinate different departments of design and services team

◘          Review the final drawing & documents before it is sent to the Operations team

◘          Provide technical inputs and handle queries of the design and services team

◘          Review the progress at the sites with respect to the plans prepared by the team

3. Oversee internal and external coordination

◘          Monitor the teams coordination with external consultants and vendors

◘          Oversee work coordination between architectural, services and electrical teams

◘          Ensure coordination with marketing  team for new project initiatives

◘          Oversee timely submission of drawings to preconstruction (estimation, planning etc) and construction team

◘          Monitor coordination with the liaison team for all drawings required for approvals, NOCs etc

4. Ensure proper review mechanism

◘          Accountable for coordination with different functional areas

◘          Analyze the various MIS reports sent by design and services team

◘          Ensure timely presentation of work plan to top management for all the projects .

◘          Check records periodically

◘          Provide timely review to the COO regarding the functioning of the design and services team

5. Ensure process improvement

◘          Evaluate new technology used for design that would lower cost and analyze the implications

◘          Coordinate with the R & D department to source the details required for the  best technology

◘          Develop and ensure operating processes and reports are in line with Business requirements and Industry standards.

◘          Ensure that all operating and business processes are adhered to at all operating levels across the team

◘          Take appropriate action for non compliance and process violations

◘          Conduct review meetings with team leads to ensure the adherence to defined standards of Quality

◘          Suggest new systems and procedures for the various functions of the design team and facilitate implementation of the same

◘          Organize technical presentations for new technologies/ products to give exposure and knowledge for the design team, with the help of the R & D Department

6. People Management & Development

◘        Finalize KRAs of subordinates and evaluate their performance

◘        Identify and review training needs of direct reports and nominate them for relevant training programs

◘        Ensure training on functional & behavioral areas

◘        Review and assist in performance improvement through continuous feedback, motivation, job rotation and guidance/mentoring

◘        Conduct periodic and regular corporate reviews to highlight challenges faced
